Because senior apartments are not considered senior care facilities, they are not required by Georgia residential law to be licensed or inspected. They are, however, required to abide by Georgia and federal law.

Marietta strives to provide fair housing opportunities for new and existing residents. The Georgia Fair Housing Act also ensures all Georgia residents can fairly compete for housing within their economic means. It prohibits discrimination in housing because of disability, sex, race, national origin, religion, or familial status.

All senior apartments in Marietta are required to follow the Americans with Disabilities Act. This means that no landlord or residence can discriminate or deny housing to tenants based specifically on their disability.
