My mom had a bad experience at the third floor memory care unit at Ingleside at King Farm. She has since moved to a different memory care unit and is receiving great care and is flourishing. Observations: Emergency pendant: slow or no response Room: Spacious, good lighting, large bathroom Food: limited choices, some unhealthy items, some bad tasting. Activities: Exercise classes were excellent. Music therapy classes were generally not good because unruly residents were not controlled and disrupted the class. Difficult to get to many activities since on a different locked floor. Cleaning service: Excellent Safety: An aggressive resident often roamed unattended. This person threw a trash can at me while I was visiting my mom in her room. Raised this to executive director, director of memory support services, and community director of nursing. Response was that the aggressive person had the right to roam unattended and that my mom should stay in her room with the door locked.

We moved from Texas to IKF in December 2021, and we are very happy with our decision. The facilities here are excellent, and the residents are accomplished, interesting, friendly, helpful people. Several times we have heard the phrase “like a cruise ship that doesn’t go anywhere” to describe IKF. When we recently returned from a luxury cruise in the Adriatic Sea, we decided that IKF is even better than a cruise ship.

Ingleside at King Farm (IKF) proved to be a profound mistake for our loved one. As a continuing care retirement community, IKF is contractually permitted to decide when your loved one needs a higher level of care, at a higher cost. In our case, after IKF exercised this option, they were unable to manage our loved one's dementia in Memory Support Assisted Living. As a result, they called in outside reinforcements, both public and private, and passed considerable costs on to us above and beyond their already high monthly fees. Furthermore, in our experience, key decisionmakers did not give our views as care partners due consideration. We have since found a better match, at a better value, and our loved one is thriving.

Overall my mothers happy. Communication was tough at the beginning but has gotten better. They set up covid shots for the residence and made that really easy. The community is neat and clean and the staff is very friendly. I would recommend this community to others.

I have lived at Ingleside at King Farm (IKF) for 7 years. It is quite expensive, with hefty annual hikes much more than the cost-of-living, Social Security, and pension increases - 4.5% for 2021. It was pretty resident-centered but now the priority is convenience for staff, and they will institute changes which are a great inconvenience (like requiring residents to give their meal order by 8 AM the day prior to the meal) almost instantly to make things more convenient for staff and contractors. And work which one would normally expect to be done by staff is foisted off on unpaid residents. For example, IKF changed trash/recycling contractors to one which didn't recycle much of what the previous supplier had. Residents now collect many of the recyclables themselves and transport it to the Transfer Station. A number of residents who moved in the last year or so have told me that the sales agents promised things that they have not seen in practice.

My husband and I have lived here for five years. Our pre-pandemic view was that it's a great place to be--easy to get into DC for events and museums with a town shuttle to the Metro right outside our door. Our son & family used to live on Capitol Hill and we loved taking the grandsons to museums. The apartment is big and comfortable and our pets were warmly welcomed. We used to love the dining service with excellent meals and lots of opportunity to see old friends and make new ones. Our post-pandemic view is that IKF management has done a spectacular job of keeping us safe. There have been a few (4 I think) cases in residents with NO secondary spread. Three of those four appear to have been caught from aides who also worked at other places. Management has been thoughtful about providing us with comfortable outdoor places to get together with friends--and has provided heaters in the most popular spots so we can continue some outdoor meetings into cold weather. Meals are delivered and are good although not as outstanding as before. It's fairly expensive here but we think it's worth it.

My mom was one of the first/original renters. She was so happy from the day she moved in 10 years ago. She would always say this is the best decision I ever made. She made some very close friends, and enjoyed all the creative activities the staff had for the residents. In fact, I became very close to staff and residents as well. Sadly my my mom passed 2 months ago. So not only do I miss my mom, i also miss the wonderful relationships that I developed with the tremendous staff and residents. ingleside at King Farm rocks!!

I enjoyed the tour that I was given at Ingleside at King Farm. The staff that offered the tour were very helpful and informative. The community is well kept and very tidy. It is a very nice community!

My uncle moved into Ingleside at Kings Farm in November 1, 2015 and he passed away unexpectedly mid June 2016. He gave Ingleside a $299,000 Entrance Fee to move in and paid $3,115 per month in rent. Based on their Agreement, Ingleside takes 4% of his $299,000 plus his rent every month until all of the $299,000 is gone, and then he would only have to pay the rent for as long as he lived there. My uncle paid Ingleside $119,530.61 in rent and the 4% declining Entrance Fee to live there for merely 7 2/3 months. That is a charge of $15,584.18 per month while he was living there. As if that weren’t sufficient compensation for Ingleside, they also intend to hold my uncle's remaining $203,320 Entrance Fee Refund captive for at least 6 months after his passing. They told me that amount of time they could hold his money captive would have been even worse if, while alive he had wanted to leave Ingleside for any reason, even an emergency. Apparently, the Agreement they make you sign requires 90 days notice to leave, plus Ingleside does not return any of the funds that are due to you from your large Entrance Fee until they: 1. Get around to renting your apartment (unknown amount of time - 1 month and counting so far) 2. Receive a 10% deposit from the new renter (Agreement gives them 2 more weeks) 3. Then receive full payment from the new renter (Agreement gives them 90 more Days) 4. Then Ingleside still holds your money for another 60 days after that just to cut a check. Ingleside constantly tells everyone that there is a backlog of people waiting for apartments, but they have not produced a new renter in the month since my uncle passed. So, even if they got a signed deposit today, they would hold my uncle's +$200,000 for more than 6 months after he had passed. Even worse, if my uncle had just wanted to leave Ingleside because he didn't like the facility, they would have held his money for 9+ months. There is no way he could have ever afforded to move somewhere else that also had an Entrance Fee while Ingleside held his money captive for 9 months. Please be careful if you decide to move into Ingleside at Kings Farm. Make sure to change the agreement so that it requires that they return all the money that be longs to you within 1 week of leaving or you will never be able to leave, or when you pass away your estate will be tied up for at least 6 months after your passing. Before I posted this I asked the leadership at Ingleside at Kings Farm to release my uncle's funds so I could settle his estate - They Refused
