This facility is a good place for my mom. She has her privacy but can also be involved if she wants to be. They have a wide variety of activities. The building manager is very open to any needs the residents may have. They do not offer housekeeping that I'm aware of. Staff is very friendly. They don't offer meals and dining. They do have a grocery truck that comes around every other week, which is very nice. Communication with the family is good. I would recommend them to friends and family.... Read more
The Madison Manor Apartments is an independent senior housing community located in the rural city of Madison Heights, Oakland County, MI. The community is located nearby many local shopping and entertainment venues, making it a great place to live. A hospital is located directly next to the community, and Rosies Park is within walking distance. There is always something to do, and the beautiful Michigan seasons and views make it a serene place to call home.

Resident of Madison Manor for over three years. When you sign your lease you should be aware that it is for one year only. After your first anniversary, your lease becomes a month to month lease which means your monthly lease can be increased, and is, every year thereafter The lease increases are significantly high. There is no backup generator to keep the elevator operating during a power failure. There is also no emergency lighting or exit door indicator like guts. This leaves you in total darkness in the hallways and stairwells on all floors except the first floor that has some available light from the lobby and community room due to windows. There are other issues but for me the annual rent increases is a major problem for fixed income.

There's good and bad things ..so it has been a OK experience ....she still there, but the power has gone out more than a couple of times for several amount of days. They don't have a generator that runs the elevator. She's on a walker so that has been the biggest downfall of moving her there..trying to get her down to the first floor.. No working elevator, no lights in the stair well,, that has been a huge problem
Staff is friendly, and they have regular activities. They have maintenance and janitorial, but the carpeting on the 2nd and 3rd floor halls is the ORIGINAL carpet, highly stained and smelly. There's only one elevator, in a bldg with many disabled folks. When the power goes out, they have no way to get down to the first floor. No back-up generator, no emergency lights. Pitch black. I think the carpeting I have in my apt is the ORIGINAL carpet, too. Couldn't get them to clean it. My rent just went up to over [fee removed] per month. Those of us on the upper floors whose balcony sliding glass doors face the west have super high electric bills during the summer months. There isn't much value for the money...and there's a virtual swamp behind the property. Madison HTS doesn't spray for mosquitoes, so trying to enjoy the balcony is fruitless. Sorry to say, but I wouldn't recommend Madison Manor to anyone, let alone seniors. I've been looking for another place.
I am currently a resident at Madison Manor Apartments. My apartment was NOT move-in ready. Nothing had been cleaned, no painting was done. The stove, hood and fridge had to be replaced. There is dry-rotted stained caulking in the bathroom. Mold on the bathroom vanity. All of the countertops are stained. Everything here is 40-50 yrs old. General house-keeping for the building is good. They don't provide meals, we feed ourselves. Maintenance responds quickly, but the guy that's been coming to fix my issues doesn't know what he's doing. However, it's quiet here, surrounded by woods. There's deer everywhere and l can see the stars at night.

Our family had an in-person tour and it was a nice tour experience but we were able to find better value and better-spaced apartments at another facility.

I would tell others to go for it. The community was affordable for our loved one. Everyone was following guidelines during the pandemic. The property manager was nice and friendly. She helped the residents with everything to feel accepted and was patient. The knowledge of forms was important to us.

The manager didn't get there until a couple minutes after my appointment time. She was completely unaware that I HAD an appointment. About the community: it was atrocious! Dirty walls, snags in carpeting, dim hallways, not a single resident was out in the sitting area. The rooms I saw were not ready, so I have to be lenient with my review of them. They would be somewhat okay once they are prepped, but this place definitely would NOT be where I'd want anyone I care about to be. This is only an Independent Living community, but truthfully, it was gross. I couldn't wait to get out of there!

This is a nice community. The staff is nice and caring. I like the staff and they are always friendly. I like knowing that I can care for myself, but the staff is always available. They have a lot of great activities for me to stay active with the other residents. I would recommend this community for all the great care and value for other families.

Overall I think they do a very good job at Madison Manor. The people here are very friendly, and the management staff has been professional and easy to work with. It is a nice looking, clean community, and I think my loved one will be happy here! The only real issue we've run into is that they've been a little slow getting a few things like her parking space and room decorations set up after we moved her in.
